Case Study - Bramhall Court, Warrington

Introduction

Bramhall Court is a 12-unit new build residential scheme delivered for Warrington Housing Association, comprising 8 two-bedroom and 4 one-bedroom apartments & associated infrastructure. The project was procured as a completion contract following the insolvency of the original contractor.

At the time of our appointment, the scheme required stabilising. Cost certainty was limited, budget constraints were tight, and several underlying design issues had yet to be identified or resolved. The project experienced severe disruption caused by the insolvency of the original contractor & employer’s agent prior to our appointment, and following our appointment, the building control provider.

For the client team, success meant regaining control. Establishing a clear and reliable cost position and achieving a high-quality handover without further delay. This required a contractor capable of taking ownership, resolving design issues, and driving the project through to completion.

Delivery

We were appointed as main contractor to take control of the project and drive it through to completion, managing both the remaining design coordination and construction works.

Completion contracts are inherently risky & complex, so a key part of our role was working closely with the client, architect & wider design team to proactively identify and resolve outstanding issues & ensuring complete transparency & cooperative working when issues did arise on site.

By maintaining close control of both design and delivery, we were able to stabilise the project, keep works progressing, and deliver the scheme in line with the agreed programme and cost plan.

Handover

As with all projects, a key priority was achieving a clean handover with minimal defects, reducing the need for remedial works once the homes were occupied. This was achieved through strong site supervision, structured quality checks, and regular inspections in conjunction with the clients Clerk of Works, ensuring clear accountability across all trades.

We took a proactive approach to snagging, establishing a strong finishing standard with the Clerk of Works in the first flat to set a standard to replicate throughout the project. This resulted in a higher standard of finish at handover and a smoother transition into occupation for both the client and residents.

Our responsibility continued beyond completion, with a responsive customer care process in place to address any issues quickly, minimise disruption, and support the client team throughout the defects liability period.
