Plot 7 - Wellbank Park
Plot 7 was delivered for first-time self-builders whose priority was to create a high-quality, highly energy-efficient family home without the process becoming overwhelming or risky. The project formed part of a wider custom-build development within the Lake District National Park and was required to comply with a strict site-wide design code.
The clients had a clear vision for their home but lacked the experience and knowledge to translate it into a buildable, well-coordinated finished product. For them, success meant being guided with confidence throughout the build, ensuring that inexperience did not lead to decisions misaligned with their vision, unnecessary stress, or a compromised outcome.
Design
The primary risk at the outset was design indecision. While the clients knew what they wanted in principle, there was uncertainty over how those ideas would perform once built, creating a real risk of late changes, wasted cost, and diluted outcomes.
We addressed this by investing time early in the project to develop a clear, shared understanding of what the clients wanted from their home. This approach allowed us to move beyond simply following instructions and instead actively guide design decisions where the clients proposals were unlikely to deliver the intended result.
Coordination
We acted as main contractor, coordinating both the design and construction phases of the project from pre-construction through to completion. This included managing the overall programme, sequencing works, procuring specialist packages and ensuring clear communication between the client and the rest of the team at every stage of the project.
As part of this role, we coordinated the full design team, ensuring that all drawings were technically compliant and fully integrated prior to manufacture and construction to avoid clashes. We also managed the appointment and oversight of specialist M&E subcontractors, coordinating their design input, service routes and commissioning requirements with the wider building fabric to ensure smooth installation & and meet the required performance targets.
Quality
Quality was protected through stringent QA procedures and regular, coordinated site visits with the homeowners at key build stages for snagging and sign-off, reducing risk of delays & expensive rework. Budget, change control and programme were managed transparently through regular meetings and ongoing discussions with the clients.
The completed home includes an open-plan kitchen and dining space, three en-suite bedrooms, vaulted ceilings throughout the first floor and a feature vertical stone-clad elevation. Performance outcomes include an A rated EPC of 110, an integrated ASHP & full-house MVHR system, underfloor heating and the client has reported only nominal energy bills after moving in.
